What is aidat in Turkey
Utility payments in Turkey — these are the same monthly payments for electricity, water and gas as in any other civilized country. But there is one small feature: all modern Turkish residential complexes have not only a landscaped local area, but also internal infrastructure facilities. As a rule, owners can use swimming pools, volleyball and children's playgrounds, saunas, gyms, SPA area, tennis courts and other amenities at any convenient time. Therefore, apartment owners are required to pay for the maintenance and upkeep of the infrastructure.
Infrastructure management — residents' responsibility. They appoint a committee among the most active owners, which collects fees for the maintenance of the house.
Aidat in Turkish (aidat) literally translates as “gathering” or "contribution". This is a payment for monthly maintenance of internal infrastructure facilities of a residential complex.
Government regulation is carried out in accordance with the Condominium Law (Kat mülkiyeti kanunu) of 1965. The amount of payment is determined by voting at a general meeting of property owners.
Payment for IDAT — responsibility of all homeowners without exception. At the same time, it is not taken into account whether the owner lives in his apartment or comes on vacation several times a year, uses the infrastructure or not.
Aidat in the Republic of Turkey comes in two types:
- Fixed — monthly standard fee for maintenance of the residential complex territory and infrastructure.
- Target (Demirbas Aidati) — accrued only when the committee decided to carry out repair work, update outdated equipment, etc.
If the owner rents out the property, then the fixed rent is paid by the tenants. The target fee is paid only by the owner of the property. The legislation provides for two separate bank accounts for paying the monthly and target contributions.
When purchasing apartments in a new residential complex on the primary Turkish real estate market, as a rule, for the first year or two, the developer assumes all obligations for managing the internal infrastructure. After residents settle in and adapt to their new living conditions, this responsibility can be transferred to the shoulders of a professional management company. Which company will manage the residential complex is decided by the homeowners themselves by voting. Every year the manager reports on the work done and monetary costs. If the owners are not satisfied with the quality of the services provided, they can find a new company.

What services are included in the aidat
What is included in the IDAT? The largest part of the costs falls on the salaries of personnel who are directly involved in maintaining the infrastructure. As a rule, each residential complex has security, a concierge or guards, a gardener, and a cleaner.
In Turkey, the concierge — a respected position, since this person is responsible for solving most issues in the house. He communicates all the important information to the owners, cleans the entrances, looks after the garden, takes out the garbage, hires third-party specialists if there is such a need, etc. If the residential complex is large, then separate apartments are provided for the manager. All living expenses and utilities are paid by the homeowners.

How much an aidat costs in Turkey depends on the status of the residential complex, its location and the size of the infrastructure. The larger the project, the more expensive maintenance will cost the owners. The payment ranges from several tens to several hundred dollars or euros per month. The size of the contribution is directly affected by the occupancy of the residential complex, since the total amount is divided equally among all owners. The fee is charged per apartment, not per individual resident.
To reduce the total amount, the owners may decide at the meeting to cancel some expense items. For example, minimize decorative lighting, or take on the cleaning of entrances.
How to pay for the IDAT
One of the most popular questions that buyers from abroad ask immediately after purchasing real estate: how to pay for idat in Turkey?
Payment is made both monthly and immediately for a year or, for example, a quarter.
There are two convenient ways to do this:
- Transfer the money to the head of the management company in cash against receipt.
- Make a payment at any bank or from a card to the account of the service organization. It is important to correctly indicate the purpose of payment, details of the service company, address indicating the house and apartment.

Non-payment of idat
Failure to pay the payment is a good reason for the service company to impose penalties and charges on the owners of Turkish apartments. According to the law, the manager of a service organization has the right to assess a fine in the amount of 5% of the total debt for the aidat.
The management company may file a lawsuit against persistent defaulters. By court decision, the real estate is seized and subsequently sold to cover the owner’s debts for maintaining the residential complex. In addition, a large debt — this is a reason for refusal to renew a residence permit in Turkey.
