Terms of purchase

In Bali, foreign citizens do not have the opportunity to purchase real estate under a sales contract. Here a purchase is made on lease for 15–90 years. It is possible to extend the period of use, but after a certain period the apartments will still have to be resold. In Turkey, the investor becomes the full owner of real estate on the basis of TAPU. Property can be transferred by inheritance or as a gift.

One-time property tax in Turkey — 4% of the cadastral value, in Bali — 10% for foreigners with a residence permit and 20% for non-residents.

Developers in both countries offer the purchase of an apartment in installments at the best prices. Turkish developers, as a rule, provide installment payments for the period of construction work. On an Indonesian island, the payment period may be longer.

In Bali, there are real risks of investing money in building a house by an unscrupulous developer and going broke. In Turkey, the construction industry is controlled by the state, unfinished projects and delays in delivery of projects — huge rarity. Developers invest their capital in construction and value their good reputation.


Where is the best place to buy real estate for investment and living — in Turkey or Bali — depends on your goals. And if the Republic of Turkey, in addition to a profitable investment of capital, guarantees comfortable and safe living with far-reaching prospects for the future, we do not recommend considering the Indonesian island as a place to move for permanent residence.
