Construction standards in Turkey
Each region has its own distinctive development rules and building codes. Their implementation is strictly controlled by authorized authorities.
Basic requirements for construction companies:
- Zoning. Land in Turkey is subject to zoning, which determines the possibility of construction in a particular area. If the site is not zoned, it will not be possible to obtain a license, planning permission and build a residential complex or any other building on it. Zoning issues are controlled by municipalities.
- Integrated development. The country strictly adheres to the rule of integrated development of land plots. After acquiring the land, the developer has only two years, during which he is obliged to begin construction of the complex. The restriction is related to maintaining the prestige of the area, since after a couple of years of inactivity the site will take on an unsightly appearance. This is treated especially strictly in the resort regions of the country.
- Construction restrictions. External construction work in tourist areas is allowed from October to May, when the flow of vacationers noticeably decreases . Developers are trying to resolve all issues related to obtaining permits during the high season in order to have time to complete the main work on the construction of the building by next summer.
- Compliance with technical regulations. In addition to permitting documentation, a Genel Iskan or technical passport is issued for the residential complex. The State Commission will not issue a completion certificate if any building regulations are violated. The developer undertakes to eliminate violations within a limited period of time.
- Object delivery deadlines. Construction of houses in Turkeyby law should not exceed three years. Each stage of construction is strictly regulated. This restriction applies to both multi-apartment residential complexes and villa complexes. For violation of deadlines, serious penalties and difficulties with the implementation of new projects are provided. This is one of the main reasons why there are practically no long-term construction projects in Turkey.
Turkish construction industry in 2022 – This is a mechanism streamlined at the legislative level that encourages developers to meet the stated construction deadlines, and in some cases complete the work even earlier.
For investors from abroad, with choosing the right intermediary in the person of a real estate agency or a reliable developer, do not worry about how houses are built in Turkey and about the timely commissioning of a residential complex.

Stages of construction of a residential complex in Turkey
Turkish developers are known throughout the world for their high professionalism and quality of work performed. The main criterion for the durability and safety of a building – compliance with the phasing of construction. Let's take a closer look at how andwhat houses are built in Turkey.
The construction of residential complexes takes place in several successive stages:
1. Choosing a site for construction
A land plot for real estate construction is acquired only after agreement with the administration of the general urban development plan.
2. Design
Geological surveys and topographic surveys are carried out on the site, design documentation and a master plan are prepared, on the basis of which a construction permit is issued.

3. Zero cycle
This stage is called the “pit stage”, during which a number of works are carried out. Namely:
- a fence is installed around the construction site;
- the area is cleared and leveled;
- the axes of the building are broken and the cast-offs are secured;
- a foundation pit is being prepared;
- trenches for utility networks are being constructed;
- the foundation is being poured.
The type of foundation depends on the terrain, seismic activity of the region and load. Geological exploration of the soil is carried out in advance.
4. Construction of a building
Tasks of contractors:
- construction of a monolithic frame, external walls and internal partitions;
- roof installation;
- installation of double-glazed windows;
- communications supply to a residential complex or villa;
- finishing the interior and facade of the building;
- improvement of the local area and internal infrastructure.

5. Testing and commissioning
As we have already mentioned, after completion of construction work, the building must be inspected by a special expert commission. If everything is in order, a technical passport is issued and the residential complex is put into operation.
Today, tens of thousands of residential properties are being built in the Republic of Turkey, built according to the latest standards and technical standards.
Standards of quality and reliability of Turkish real estate:
- Spacious rooms and large terraces with ceramic or marble flooring, no central heating and additional insulation of walls and floors are due to favorable climatic conditions.
- Construction technologies in Turkeydepend on the increased likelihood of earthquakes. Most of the territories are located in the zone of tectonic faults. Earthquakes are not uncommon here, so the property is insured against natural disasters, and special technologies are used in construction to increase the seismic resistance of the building. For example, monolithic reinforced concrete frames that are resistant to vibrations of the earth's crust. Brick and panel houses are prohibited in most Turkish provinces.
- At the legislative level, the construction and use of apartments with an area of less than 28.5 m2 is prohibited.
- The “studio” layout, where the kitchen, bedroom and living room are combined, is prohibited. In the layout, developers are required to provide a separate bedroom and living room, which can be combined with a kitchen.
- In the south of Turkey, the construction of wooden buildings on a reinforced concrete frame is allowed. The use of bricks is permitted only for non-load-bearing walls, partitions, and decoration. The quality of concrete and pouring is strictly controlled.
- Houses by the sea, as a rule, are built on a foundation of lattice or solid concrete slabs. For multi-apartment residential complexes, pile foundation and monolithic reinforced concrete frame technologies are used. Common building materials in Turkey – these are foam concrete blocks, hollow bricks.
- Conscientious developers think in advance about effective ventilation and air conditioning systems and high-quality waterproofing. This is important because it allows you to maintain a healthy indoor microclimate and prevent the development of fungus and mold on the walls.
To comply with all quality standards, the leading developers in Turkey employ professional engineers and architects. Construction companies are responsible to the state for the performance of work by contractors.
Everything is ready – come in!
Turkish apartments are rented fully finished, that is, completely ready to move in.
Finishingapartment finishing in Turkey from the developer – this is:
- Walls with good sound and waterproofing, coated with high-quality water-based paint. Neutral light shades are chosen for the coating so that the owner has the opportunity to easily change the color design of the room.
- Good flooring – from marble, granite, laminate, parquet, ceramic tiles.
- Stretch ceilings with built-in lighting.
- Double-glazed windows on the windows.
- Fully finished terrace and bathrooms. Drainage is provided on the balconies. The bathrooms have good plumbing, a water heater, and a shower.
- Kitchen with kitchen set.
- High-quality entrance and interior doors.
- Terminals for connection or already installed air conditioners in each room.
- Intercom with video surveillance.
- Electrical wiring with sockets and switches.
When purchasing at the start of construction, you can order an individual design from the developer, arranging the apartment for yourself.
