  • Zoning. Land in Turkey is subject to zoning, which determines the possibility of construction in a particular area. If the site is not zoned, it will not be possible to obtain a license, planning permission and build a residential complex or any other building on it. Zoning issues are controlled by municipalities.
  • Integrated development. The country strictly adheres to the rule of integrated development of land plots. After acquiring the land, the developer has only two years, during which he is obliged to begin construction of the complex. The restriction is related to maintaining the prestige of the area, since after a couple of years of inactivity the site will take on an unsightly appearance. This is treated especially strictly in the resort regions of the country.
  • Construction restrictions. External construction work in tourist areas is allowed from October to May, when the flow of vacationers noticeably decreases . Developers are trying to resolve all issues related to obtaining permits during the high season in order to have time to complete the main work on the construction of the building by next summer.
  • Compliance with technical regulations. In addition to permitting documentation, a Genel Iskan or technical passport is issued for the residential complex. The State Commission will not issue a completion certificate if any building regulations are violated. The developer undertakes to eliminate violations within a limited period of time.
  • Object delivery deadlines. Construction of houses in Turkeyby law should not exceed three years. Each stage of construction is strictly regulated. This restriction applies to both multi-apartment residential complexes and villa complexes. For violation of deadlines, serious penalties and difficulties with the implementation of new projects are provided. This is one of the main reasons why there are practically no long-term construction projects in Turkey.

3. Zero cycle

This stage is called the “pit stage”, during which a number of works are carried out. Namely:

  • a fence is installed around the construction site;
  • the area is cleared and leveled;
  • the axes of the building are broken and the cast-offs are secured;
  • a foundation pit is being prepared;
  • trenches for utility networks are being constructed;
  • the foundation is being poured.

The type of foundation depends on the terrain, seismic activity of the region and load. Geological exploration of the soil is carried out in advance.

4. Construction of a building

Tasks of contractors:

  • construction of a monolithic frame, external walls and internal partitions;
  • roof installation;
  • installation of double-glazed windows;
  • communications supply to a residential complex or villa;
  • finishing the interior and facade of the building;
  • improvement of the local area and internal infrastructure.

5. Testing and commissioning

As we have already mentioned, after completion of construction work, the building must be inspected by a special expert commission. If everything is in order, a technical passport is issued and the residential complex is put into operation.

For multi-apartment residential complexes, pile foundation and monolithic reinforced concrete frame technologies are used.
