What is long-term real estate rental in Turkey
Short-term and long-term rental housing is practiced in the Republic of Turkey.
Short-term rentals in Turkey are legally permitted to be carried out exclusively by legal entities with the appropriate license. This type of rental is usually used by tourists coming to the eastern country for vacation, treatment, or on a business trip. In tourist regions, the price tag for apartment rentals often depends on the season.
Long-term apartment rental in Turkey — this is a rental whose period exceeds 100 days (in accordance with Law No. 7464 of October 25, 2023).
In this case, both local residents and foreign owners of real estate can engage in the rental business. But in most cases, apartment owners aiming for stable passive income prefer to enter into guaranteed rental agreements with the real estate company or developer from whom they purchased the property. Since, according to the terms of the contract, all issues related to apartment management and the search for tenants, is taken over by the agency or developer.
Long-term rental housing in Turkey: basic rules
If you are planning to rent a house in Turkey for a long period, remember that:
- A correctly drawn up agreement is a guarantee of the legality and safety of both the tenant and the landlord. Its text must indicate the rental period. The document itself must be certified by a notary office.
- Payment for accommodation is paid by residents monthly, one month in advance.
- When signing a lease, please note that in addition to the first month's payment, you will need to pay a deposit. As a rule, this is the amount for the last month of residence. Upon expiration of the lease agreement, the money is returned to the tenants. If the fact of property damage has been established, then part or all of the amount will be used to compensate for the damage caused.
- At the end of the validity period, the contract will be considered renewed automatically, unless other information is indicated in the text and both parties to the transaction agree.
- The main factors on which determinehow much it costs to rent a house in Turkey, several. But despite any changes occurring in the housing market, the owner of the apartment does not have the right to raise the rent by more than 25% per year.
- Utility bills are paid by the tenants. Often in Turkey there is a practice of re-issuing subscription contracts for the provision of utilities to residents. Especially if the lease contract is for a year or more. But who will pay aidat or the fee for maintaining the internal infrastructure of the residential complex, — the parties agree separately.
- If something breaks in the apartment through no fault of the tenants, then the landlord must pay all repair costs. But this point must be fixed in the lease agreement.
- Accommodation in resort cities of Turkey — These are objects that are completely ready to move and live in. Often, owners equip apartments with a standard set of necessary furniture and equipment for tenants.
Important to know!
In Turkey, landlords use so-called sennets. These are promissory notes that are issued for each month the tenants stay. They state that the tenant agrees to pay rent on time, according to the terms of the agreement. Upon receipt of payment, the lessor returns one sennet. And so on every month during the entire stay.
Despite the fact that this practice is unusual for Russian-speaking citizens, we recommend that you treat it with understanding. Since in this way you will not only clearly control your mutual payments, but also have proof of payment in your hands if any unforeseen situations arise.

How to draw up a long-term lease agreement
The lease agreement guarantees both parties to the transaction compliance with all obligations and protection under the law. That is why it is important to be extremely careful when drafting the document.
If you do not have relevant experience and do not know Turkish, the simplest solution — seek help from an experienced real estate agency, whose specialists will help you draw up a competent contract and represent your interests.
Here are some of the most important conditions that should be taken into account when drawing up a legal lease agreement:
- Personal data of the tenant and the landlord must fully correspond to the passport data.
- It is important to correctly indicate the address of the property, as well as the rental period, cost and payment methods. As we wrote above, the text of the contract also mentions the number of sennets compiled.
- Deposit information — exact amount and terms of return.
- What rights and responsibilities are assigned to both parties to the transaction. It is also important to indicate penalties in case any terms of the contract are violated. In particular, we are talking about unilateral termination of the contract.

Often, the text of the contract is supplemented with an inventory of the property and condition of the housing at the time the tenants move in, and this is important for both parties.
Note: In Turkey, standard rental agreement templates or kira sözleşmesi can be purchased at regular office supply stores. If you have no other options, you can use a standard contract, having first double-checked its text through Google Translator.
After signing, the contract is certified by a notary. Do not neglect notarization, since the signature of a specialist guarantees you official legal protection, and therefore a quiet stay in the rented apartment. When submitting documents for a tourist ikamet, one of the mandatory conditions is that the applicant has a notarized lease agreement.

How to rent an apartment in Turkey
There are two ways to rent housing in Turkey for a long period:
- On your own — through specialized Internet portals, acquaintances.
- Seek help from a real estate agency.
We recommend starting your independent search by studying the city where you plan to stay, as well as its districts and infrastructure.
Sometimes good options can be seen directly on the street. So in Turkey it is practiced to post rental advertisements directly on balconies with the words “Kiralık” or "Sahibinden". In the second case, this means that the apartment is rented out by the owner, and not by the agency. Everything you need to do — dial the owner of the apartment and arrange a meeting.
But the easiest and most reliable option is to find living space on your own — recommendations from friends and acquaintances who already live in Turkey.
To search for real estate via the Internet, we recommend using popular portals Sahibinden or Emlakjet. Some of the advertisements presented are posted by the owners. Using site navigation, you can filter objects by price and other characteristics.
For foreign citizens who do not speak Turkish or English and are not familiar with the nuances of Turkish legislation and the housing market, it is better to contact a reliable real estate agency. < /span>
Experienced real estate companies perform not only intermediary functions, but also:
- will protect all the rights of their clients;
- will help you choose the best housing option;
- will agree on a favorable price;
- will take care of the correct drafting of the contract.
Of course, agency clients are charged additional fees for services provided. However, these expenses are paid off primarily by your safety, saving personal time and guaranteed living comfort.
